103 Ferny Avenue - Mixed Use Precinct

Michael Bale & Associates are currently delivering a 3 tower mixed use project, which takes up an entire city block in the heart of Surfers Paradise. The three towers are residential apartments buildings between 38 & 42 Storey in height.

The project includes extensive on ground retail and landscaping areas, as well restaurant and retail facilities between Ground and level 3. There are extensive recreation facilities at level 3, and dedicated pools and recreation facilities levels on each of the towers at level 28.

Michael Bale & Associates have recently completed the concept design for structural and civil engineering as well as Development Application design and reporting, with the DA was lodged in July 2021. The project has continued straight into Design Development.

Upper House, South Brisbane

The Upper House at 66 Hope Street, South Brisbane project is a 34-storey structure over 6 levels of basement carpark levels with an overall height of 130m d 3400 floor heights (equivalent 43 storey height).

The tower over the mixed used ground level is comprised of 5 levels of podium parking, 25 residential levels and 3 levels of plant and amenities over the penthouse.  The structure is consisted of conventional reinforced slabs, PT Transfer and podium slabs and in-situ and precast walls and columns.

Michael Bale and Associates are currently providing Structural and Civil Engineers consulting services with construction underway, which started in late 2020.

Signature Apartments, Broadbeach

The Philip Avenue apartment tower is a 36 storey apartment tower which contains 263 residential apartments as well as a level 3 pool recreation area over a podium and basement car parking areas.

Michael Bale & Associates recently completed a Value engineering exercise for the client and found approximately $5.5M worth of savings from the previous structural engineering scheme.

 

Consequently, we were engaged by the Client to complete full design and documentation services as well as construction supervision for structural and civil engineering services.

The project is currently in marketing documentation and tender documentation phase with documentation being progressed for an imminent tier 1 contractor tender.

Gallery House Twin Towers - Portside Wharf Hamilton

The $135M Gallery house project at Portside in Hamilton Brisbane is a twin tower project which rises 20 storeys above a common car parking level, ground floor retail precinct and car parking podium above.

Michael Bale and Associates have worked closely with the Client and consultant team from concept design, tender documents and detailed design for this significant development at Portside Wharf.

The project contains reinforced concrete suspended floors to allow rapid construction of the tower floor plate, with a post tensioned transfer level allowing optimised cost efficiencies.

The project has commenced enabling works in July 2017, with the construction of tower 1 and 2 completed in 2019.

9 Christie Street, Brisbane (Oxley & Stirling)

The $75M Oxley & Stirling apartment project is a recent residential tower by Aria Property Group overlooking the Brisbane River from Vulture Street.

The project consists of a 16-storey tower over 4 basement car parking levels. The building has a significant footprint with 220 apartments over 15 levels, a rooftop pool and recreation level with views over the city.

Michael Bale & Associates have been involved in the structural and civil engineering from preliminary stage through to construction.

The project was completed in early 2017 and won the prestigious UDIA 2019 National Award for “Best high-density development in Australia.”

Koko Apartments, Broadbeach

Koko is a slender 31 storey residential apartment building in the heart of Broadbeach on the Gold Coast. The project recently completed construction in late 2020.

​​Michael Bale & Associates carried out the conceptual and detailed structural engineering design of the foundations, vertical elements and precast, and the lateral force resisting insitu core and shear walls.

Settlement analysis was undertaken by Michael Bale & Associates to provide a raft solution for the foundations, and extensive wind tunnel testing was performed to ensure the slender tower was within acceleration limits.

UniLodge, 190 Vulture Street Brisbane

This $90M development involves the design and documentation of two 17‑storey student accommodation building constructed concurrently with a linked floor diaphragm.  The project contains 850 student accommodation rooms as well as basement bike parking areas, commercial space on the ground floor and student residential apartments provided on levels 1-16 with a roof terrace above.

The suspended floors are post tensioned concrete structures supported by insitu concrete walls and columns. Michael Bale & Associates completed the detailed structural design of all concrete elements for the building. The project commenced construction in October 2015 with completion of construction completion occurring in mid of 2017.

Regent Street Student Accommodation, Brisbane

The development comprises a 12 storey building that will contain 286 self‑contained student accommodation rooms, together with extensive communal space on the ground floor.  The site provides a cross block link that interfaces the ground floor communal space and with the adjacent public parkland. The 

 

Michael Bale & Associates have completed the detailed design and construction supervision of this iconic building overshadowing the M1 Motorway in Woolloongabba.

The Duke Apartments, Wolloongabba

The Duke apartments is a twin tower residential apartment project consisting of a 15 and 9 storey tower with 125 apartments located over a common ground floor podium with retail and amenities with 2.5 basement levels below ground.

Michael Bale & Associates have been involved with the project from concept and approvals stage, through detailed design and construction services. Our works included all civil and structural engineering works from concept to completion.

The tower suspended apartment floors and transfer level were constructed of post tensioned concrete floor plates. The building possesses an extensive external precast façade supporting the floor plate as well as internal precast concrete columns and precast lift core lateral framing elements.

Valencia Apartments, Kangaroo Point

Michael Bale & Associates have successfully completed the structural and civil engineering works for this 12-storey apartment building constructed over 2.5 basements.

 

The project contains 125 apartments over 12 levels with a pool and recreational roof terrace .

 

Michael Bale & Associates have been involved since pre-purchase due diligence stage, through the Council approvals stage, tendering, detailed design and completed construction supervision which started in early 2017 and completed in late 2018.

 

The project consists of reinforced concrete floors with a post tensioned transfer level and contains precast concrete blade columns with an insitu concrete core.
